Construction Administrator
Classification: Full-time, exempt
Reports to: Director of Quality Control & Technical Services
Location: Harrisburg, PA office
SUMMARY OF POSITION
The function of the Construction Administrator is to proactively lead projects throughout the construction phase. Other functions shall include client meetings, field surveys, assisting with bidding services, assisting Specification Writers, supporting Project Administrators, and other tasks as requested.
ESSENTIAL FUNCTIONS
• Prior to construction activities, review drawings during the Construction Documents phase and meet with the Project Manager for dissemination of project information.
• Attend and facilitate the initial project conference.
• Attend and facilitate regularly scheduled project conferences.
• Visit the construction site to observe conditions and create field reports for distribution to the Owner and Contractor(s).
• In conjunction with the Project Administrator, prepare and issue minutes of all project conferences.
• Review and respond to Requests for Information (RFI’s) from Contractor(s). Coordinate any needed response(s) from internal project team members and/or consultants.
• Review and respond to submittals including product data, shop drawings, samples, etc. Coordinate any needed response(s) from internal project team members and/or consultants.
• Review and approve Contractor applications for payment. Make recommendations to Director of Quality Control & Technical Services and Owner for any recommended funds to be withheld from payment.
• Review and approve Contractor change order requests. Make recommendations to Director of Quality Control & Technical Services and Owner for any recommended adjustments in the requested amount of change orders.
• Attend the project site for both substantial and final punch lists and create field reports for distribution to the Owner and Contractor(s).
• Regularly communicate with the Owner and Contractor(s) regarding the progress of the project and coordinate any required assistance from office management regarding items that may affect project schedule, change orders, etc.
Project Architect
Classification: Full-time, exempt
Reports to: Director of Design & Production
Location: Harrisburg, PA office
SUMMARY OF POSITION
The function of the Project Architect is to proactively manage the architectural design and documentation throughout schematic design, design development, and construction document phases. Other functions include assisting with feasibility studies, assisting specification writers, involvement in the bidding phase, supporting construction administration activities, and other tasks as requested.
ESSENTIAL FUNCTIONS
• Perform technical reviews of drawings and specifications including those prepared by EI Associates as well as any consultants.
• If requested, solicit and facilitate execution of consultant proposals as required.
• If requested, examine the Agreement between the Owner and EI Associates to become familiar with the scope of work related to basic services and items that are considered additional services.
• If requested, attendance as part of a team interviewing for a project.
• Ensure that design intent, constructability, and code adherence are maintained in the project documents.
• Attendance at meetings when required with the owner, contractors, construction manager, and agencies during construction.
• Attendance at evening meetings as required such as school board meetings, land development meetings, zoning meetings, etc.
• If requested, attend and/or lead construction document meetings and develop associated meeting minutes.
• Meet with consultants on a regular basis to coordinate the project as well as maintaining the schedule.
• Responsible for the preparation of working drawings consisting of schematic design, design development, and construction documents with a support team staff in cooperation with the specification writer.
• Ensure that document standards and office procedures are being followed on each project.
• Review, coordinate, and respond to RFIs and change directives.
• Interpret and explain construction codes and LEED® applicability.
• Communicate clearly, in both oral and written form, and speak effectively in public.
• Establish and maintain effective working relationships with all parties.
EXPERIENCE REQUIRED
• Five-year architectural degree from an accredited college or university
• Five to ten years’ experience minimum
• Proficiency in Autodesk Revit
• Proficiency in Autodesk AutoCAD
• Proficiency in Microsoft Office applications
Project Manager
Classification: Full-time, exempt
Reports to: Director of Design & Production
Location: Harrisburg, PA office
SUMMARY OF POSITION
The function of the Project Manager is to manage a team in all aspects of projects including feasibility study, schematic design, design development, and construction documents phases. Other functions include client interaction and coordination, assisting the specification writer, involvement in the bidding phase, supporting construction administrators, and other tasks as requested.
Essential Functions
+ Attendance as part of a team interviewing for a potential project.
+ Examine the Agreement between the Owner and EI Associates to become familiar with the basic scope of services and items that are considered additional services.
+ Review and advise Director of Design & Production, Vice President, and Executive Vice President of remaining effort as required to complete each phase of design for the purposes of maintaining accurate weekly project cost reports.
+ Communicate all aspects of the project status with the client.
+ Solicit proposals from consultants as is warranted for review and authorization by the Director of Design & Production, Vice President, or Executive Vice President.
+ Attendance at evening meetings, as required, such as school board meetings, land development meetings, zoning meetings, etc.
+ Communicate clearly, in both oral and written form, and speak effectively in public.
+ Lead all design phase meetings and document associated meeting minutes.
+ Meet with consultants on a regular basis to coordinate the project as well as maintaining the associated schedule.
+ Responsible for the preparation of working drawings with support staff in cooperation with the specification writer.
+ Assistance in mentoring and developing support staff.
+ Review drawings and specifications, including consultant documents, for coordination and quality control prior to completion of each phase and release for permitting and/or bidding purposes.
+ Prepare and update code reviews throughout the project.
+ Interpret and implement prevailing building code requirements into the documents.
+ Coordinate required building permit approvals with Authority Having Jurisdiction (AHJ) and seek any required interpretation(s) on code issues prior to issuance of permit submissions.
+ Prepare, coordinate, and submit any required building permit forms to the Authority Having Jurisdiction (AHJ).
+ Understand the prevailing LEED® rating system and implement requirements into the documents.
+ Attendance at meetings when required with the owner, contractors, construction manager, and agencies during construction.
+ Select projects may require Construction Administration services such as job conference attendance, submittal review and coordination, RFI review and coordination, contractor pay application review, change order review, site observation visits, etc.
+ Review, coordinate, and respond to RFI’s and construction change directives.
+ Establish and maintain effective working relationships with all parties.
+ Must be a self-starter and work independently.
EXPERIENCE REQUIRED
· Five-year degree from an accredited college or university
· Registered Architect preferred
· Minimum of ten years’ of full-time experience
· Proficiency in Microsoft Office applications
· Autodesk Revit and/or Autodesk AutoCAD experience

Architectural Intern
Classification: Full-time (Hybrid – 3 days in office, 2 days remote)
Reports to: Project Architect /Director of Production / Senior Vice Presidents

SUMMARY OF POSITION
Architectural Intern experienced in the educational, institutional, commercial, and municipal fields needed to perform the preparation of routine layouts, detail drawings, assembly drawings, sketches, and diagrams from design through to construction documents. Details to include all views and dimensions necessary for projects. Makes simple decisions but refers most questions and/or problems to Project Architect. Has a solid understanding of 2D and 3D drafting techniques and familiarity with architectural terminology. Has familiarity with Architectural Desktop Suite, to include Revit and Lumion.
ESSENTIAL FUNCTIONS
• Prepare schematic design, design development and construction drawings
• Attend meetings as required
• Survey existing buildings and input existing conditions
• Assist with building code review
• Prepare renderings and/or animations
EDUCATION REQUIREMENTS
• 4-year or 5-year accredited degree or 2-year technical school degree
PREFERRED
• Possesses base knowledge and understanding of building codes
